I am the Assistant Code Administrator for the City of Houston Building Inspections Division, and in my capacity I have dealt with several homeowners and real estate inspectors. Unfortunately it has been my experience that the vast majority of the home inspectors impose new construction code requirements on existing structures, without an explanation of the reasons causing undo hardship to home owners and buyers. With your inspection you were accurate in your code requirements and very reasonable with your expectations of the house as you took into account the age of the house.

During your inspection you called out legitimate code problems and safety concerns and didn’t highlight minor cosmetic features as I have seen done with other inspectors. You saved my family and the sellers from spending extra money on problems that are not a great concern.

Dave is not the first inspector I have observed, both as a buyer and as a seller. Dave is very thorough.   He is knowledgeable about the major home systems, high dollar repair items, and pays attention to the minor items. If you follow him around during the inspection, he has the patience not only to explain the problem but share information on how a system works.

This move is a major change for me and my family. Moving from south Louisiana to Houston will take a lot of getting use to. With as much as it rained on you, I know you were miserable. It was a pleasure meeting you on Saturday. You arrived early and stayed over four hours testing and inspecting everything. Likewise, you took the time to show Sandy and I items that we needed to be aware of as homeowners. Additionally, you explained different systems to me including HVAC, plumbing and electrical.
